Thoughtful representation.

The land matters.
So does the strategy.
Joe Ramos represents ranches, vineyards, wineries, agricultural land and coastal holdings across California.
His work brings together property knowledge, market positioning and transaction strategy for owners, trustees, family offices, institutional teams and private buyers.
From a working agricultural asset to a coastal holding with a complex planning history, the starting point is the same: understand the property, the people and the decision ahead.

Start with the decision.
The right next step depends on what you own, what you need and what comes next.
01 / Owners & trustees
Position the property.
For owners considering a sale and trustees navigating a consequential decision: clarify the objectives, evaluate the property’s position and shape a deliberate path to market.
Discuss a Sale02 / Buyers & institutions
Define the acquisition.
For private buyers, family offices and institutional teams: establish the mandate, identify relevant opportunities and evaluate how the land and operating assets fit the objectives.
Discuss an Acquisition03 / Strategic discussions
Understand the options.
For a property that needs more thought before a decision: consider positioning, operating context, conservation considerations and the questions that warrant specialist review.

A note from Joe
Perspective before
the transaction.
“The best work begins before a listing or an offer. It starts with understanding what makes a property valuable, what the owner wants to accomplish and what a buyer needs to see clearly.”
I’m based in Santa Barbara, with a practice that extends across California. My experience includes vineyard and winery transactions in Napa and Temecula, alongside ranch, agricultural and coastal property representation.
I work with my partners at Coastal Ranch and the specialists a property requires to bring clarity, positioning and execution to the process.
Hospitality / Avara
Beyond the transaction.
Some properties have another chapter: thoughtful hospitality, disciplined operations and a guest experience worthy of the setting.
Through Avara, Joe is developing a hospitality practice focused on presentation, guest readiness and property care. The Shoreline House is part of that work; additional projects will be introduced as they are ready.
